Position : Project Manager 

Department: Project Management
Location: Bangkok, Thailand, (>90% time based in construction site in Rayong, Chonburi or outside Bangkok)
Reports To: Director & General Manager

Position Summary

The Project Manager is responsible for leading, coordinating, and controlling the full process of project execution for opening and access solutions. This role manages project from start to final delivery through design/drawing coordination, production, delivery, installation, and final project commissioning. This role acts as the primary link between project sales team, specification team, contractors/customers, and technical teams, ensuring all deliverables meet technical requirements, quality and safety standards, budget controls and customer expectations. 

 

Key Responsibilities

Project Planning & Control

  • Manage the full project lifecycle from project kick‑off to final handover.
  • Able to manage multiple projects at any one time
  • Prepare and update project schedules, milestones, and work plans.
  • Monitor progress, identify risks, and implement corrective actions when needed.
  • Ensure proper sign-offs and alignment with customer throughout project

On-site project management

·         Work closely with site team and installers on all site matters

  • Manage outsourced foreman and engineer team to deliver the project
  • 90% of time spent on site

Technical & Design Coordination

  • Coordinate with design/engineering teams for shop drawings, material submittals, method statements, and sample approvals.
  • Clarify technical issues with customers, consultants, and internal teams.
  • Ensure all designs and materials meet standards and project requirements.

Production, Logistics & Installation

  • Coordinate with supply chain team for production progress, inbound deliveries and quality checks.
  • Support and coordinate installation teams on site to ensure proper execution.
  • Conduct inspections, testing, commissioning, and snag list closure.

Stakeholder Communication

  • Act as the main contact point for clients, consultants, contractors, and internal departments.
  • Conduct regular project meetings and issue clear progress reports to be reported to general manager.
  • Maintain strong collaboration with sales, engineering, supply chain, and service teams.

Cost, Quality & Documentation

  • Monitor project cost, variations, and change orders.
  • Ensure compliance with quality standards, safety practices, and contractual obligations.
  • Maintain complete project documentation including as‑built drawings, manuals, warranties, and handover files.

 

Requirements / Qualifications

  • Bachelor’s degree in Engineering, Architecture, Construction Management, or related field.
  • Minimum 5 years of experience in project management (construction, door systems, building materials, or similar fields).
  • Ability to read and interpret construction drawings, schedules, and specifications.
  • Excellent communication skills, both verbal and written in English and Thai
  • Good communication and coordination skills with internal and external stakeholders.
  • Able to manage multiple tasks, handle pressure, and meet deadlines.
  • Strong problem‑solving skills and decision‑making ability.

 

Preferred Skills

  • Proven project management experience in large‑scale or high‑standard projects from start to finish.
  • Familiarity with steel doors, architectural hardware, or building envelope systems.
  • Exceptional communication, problem-solving, and time-management abilities, along with strong leadership and conflict resolution skills for stakeholder management
  • Understanding of construction safety and site management practices.
