Position Summary
The Project Manager is responsible for end-to-end execution of commercial and infrastructure project business, ensuring contractual compliance, on-time delivery, quality installation, customer satisfaction, timely collection of payments and seamless coordination between internal teams and external stakeholders. The role acts as the central interface between customers, door OEM, sites, sales, vertical heads, supply chain, product management, specification teams, and factories.
Roles and Responsibilities:
1. Project & Site Management
- Manage projects from order handover to final installation and closeout
- Plan, monitor, and execute site activities in line with project timelines and specifications, makes adjustment as necessary to ensure successful completion.
- Coordinate with site teams, door OEM, installers, contractors, and consultants
- Ensure compliance with safety, quality, and ASSA ABLOY standards
- Conduct site visits, progress reviews, and address on-site challenges proactively
- Create strong working relationship with different team to gain a deep understanding of the company’s products and its users
2. Customer Management & Escalations
- Serve as the primary point of contact for customers during project execution
- Handle customer escalations professionally and drive timely resolution
- Proactively identify project risks, resolution steps and escalation needs.
- Ensure customer expectations are aligned with scope, specifications, and timelines
- Lead coordination meetings with customers, consultants, and contractors
- Address common complaints for the target market and look for problems that need solving
3. Cross-Functional Interface Management
- Act as a key interface between:
- Sales & Vertical Heads
- Supply Chain & Logistics
- Product Management: Support for localization, testing of new product
- Specification Team
- Local & International Factories
- Ensure accurate flow of information, requirements, and timelines across teams
- Support sales during technical clarifications and order finalization when required
4. Supply Chain & Order Coordination
- Coordinate with supply chain for order placement, production tracking, and delivery schedules
- Monitor lead times and flag risks early to avoid site delays
- Ensure material availability aligned with project schedules and site readiness
- Manage factory coordination for project-specific requirements
5. Sample Approval & Technical Compliance
- Coordinate preparation and submission of product samples/mock-ups
- Manage customer, consultant, or architect approvals for samples and drawings
- Ensure approved samples align with specifications and final supply
- Address technical deviations, value engineering, or change management
6. Installation & Commissioning
- Plan and coordinate installation activities with internal or external installation partners
- Ensure installation is executed as per approved drawings and standards
- Support testing, commissioning, snag closure, and final handover
- Ensure submission of as-built drawings, manuals, and warranty documents
- Ensure timely snag closure and final acceptance
7. Contractual Terms & Conditions Management
- Own execution of projects in line with contractual terms and conditions
- Review and manage key contractual aspects including:
- Scope of supply and exclusions
- Delivery terms and milestones
- Payment terms, milestones, and retention
- Liquidated damages (LDs), penalties, and warranties
- Ensure execution aligns with contracted scope, timelines, and obligations
- Identify contractual risks, deviations, and potential claims early
- Coordinate with Sales, Finance, Legal, and Management on:
- Change orders / variations
- Contract amendments
- Dispute resolution and claim mitigation
8. Payment Milestones & Collection Management
- Track project payment milestones as per contractual schedule
- Ensure completion and certification of activities linked to billing milestones
- Coordinate preparation and submission of:
- Delivery challans
- Installation and completion certificates
- Invoices and supporting documentation
- Actively follow up with customers to facilitate timely payment collection
- Support Finance and Sales teams in resolving payment disputes or documentation gaps
- Monitor retention, final payment, and project financial closure
- Escalate delayed or at-risk payments to management
9. Documentation & Reporting
- Maintain project documentation including schedules, approvals, drawings, and reports
- Track project progress, risks, and key milestones
- Provide regular updates to management on project status and escalations
- Establish a communication schedule to update stakeholders on the progress, status and success metrics of the project and key deliverables.
- Organize and facilitate meetings with the team, drive clear goals and agendas and timely follow up on action items.
Skills Required:
- Strong project management and coordination skills
- Excellent stakeholder and customer communication ability
- Knowledge of architectural hardware, door control, access solutions (preferred), sliding solutions and glass hardware
- Ability to manage multiple projects and priorities simultaneously
- Problem-solving and escalation-handling capability
- Understanding of site execution and installation practices
- Proficiency in MS Office, project tracking tools (MS Project preferred)
- Basic knowledge of AutoCAD
- Should be a self-starter and should be able to shoulder responsibilities at critical times.
- Strong customer focus, analytical skills and able to deliver higher growth
- Functional understanding of project business in the building materials industry
Education Qualification & Experience required:
- Engineering Degree with specialization in Electronics/Mechanical or related discipline
- Relevant experience 6 – 7 years of experience in project management within building materials, architectural hardware, or construction industry
- Experience working with complex commercial or infrastructure projects is desirable
- Proven experience managing site execution, customer coordination, and commercial terms
Additional Information:
